For experienced homebuyers, this is not your first time buying a new home. So, you should be familiar that there two sides of representation in a real estate transaction. Rarely is it conducive for a home buyer to allow the listing agent to also represent them in the transaction. The general rule is, the agent listing the home for sale for a client is bound to representing the sellers best interests first.
Like anything else involving high priced transactions, good real estate negotiating skills on the part of your representative agent can save you thousands of dollars and grief. Hiring an experienced real estate agent to represent you as a Buyer's Agent is critical.
You Need An Experienced Real Estate Negotiator!
Our initial sit down after will be to hear where and what you are looking for in your home. What home style and lot size do you prefer; how many bedrooms and baths, what kitchen and other living area amenities are you desiring; proximity to work, shopping and other area attractions; what schools are in the area and their quality of education, etc...
I then get to work finding all properties that fit your desires and make arrangements to view them with you.
I thrive on negotiating when it comes to real estate. I get a bit of a kick out of going through the back-and-forth's of a deal towards obtaining the best concessions for my clients. See some of my Real Estate Case Studies detailing some of the ways I've gained an advantage for my clients on a particular negotiating point in a deal. Most negotiations are in areas of working out items found for repair after a home inspection has been performed; appraiser required repairs and working with the seller's 1% cap for repairs.
Working with agents representing or directly with a lender on a short sale or foreclosure requires a different set of negotiating skills due to its special circumstances. Short sales can save you a lot of money, however you have to have patience as they can be a months long process to close.
Of course, there are also different nuances with real estate board and transaction requirements between the Virginia and North Carolina home markets.

Recommended Mortgage Loan Providers
After you have met with a mortgage loan officer, they should already have established what loan program you can take advantage of and provided a Mortgage Prequalifying Letter telling you the limit of a loan they are willing to allow.
